1. Must I sign a lease with my Tenant? It is usually a good idea to get a lease signed by your tenant as it will protect you and also the tenant.
2. What information must be on a written lease? You can pick up lease agreement at Staples or Office Depot as that document will have everything on it that you need.
3. How do I check a potential tenant's background? Usually reference checks from previous landlords, work related as well.
4. What maintenance must the tenant do? Tenant usually maintains the inside and landlord maintains outside of property....it is entirely up to you as the landlord.
5. Can I increase the rent in the middle of a lease period? It depends on what's in your contract and also your local and provincial and state laws.....that is something you will have to be aware of and have knowledge of.
6. By how much can I increase rent when I renew the lease? Depends on what's in your contract/lease agreement.
7. What can I do if my tenant has not paid the rent on time? Technically, your tenant is in breach of the contract. Refer to the breach clause of your contract (or in case of a verbal agreement, the agreed on term for termination) and act on it.
8. What can I do if a tenant claims to have paid the rent, but you haven't received it? It is your tenant's responsibility to make sure that you receive the rent, so your tenant will have to show proof of payment (for example, a bank-deposit slip). If your tenant can't do so, you can give your tenant notice.
9. Can I enter the property without my tenant's permission? You have the right to enter the property to perform routine inspections and so on, but only after arranging your tenant to do so at a reasonable time, and with reasonable notice.
